5 Reasons Why Homes Don't Sell (& How to Avoid the Same Mistakes)
The list of potential reasons why your home isn’t selling is a long one. It could be a big picture issue (the market isn’t great) or a specific issue with your home (location, condition, price, etc.). No matter what the issue is, figuring out what the problem might be can help you fix it!
As you read the potential reasons why homes don’t sell below, it’s important to be as honest as possible with yourself. If possible, ask a few friends who will give you an honest opinion, and even better, ask a real estate agent who is familiar with the market to get their honest feedback on what could be done differently.
Here are 5 reasons why don’t don’t sell and how to avoid each mistake:
First, think about the quality of your home.
Is your kitchen from the 1970s and desperately in need of a remodel? Is the exterior dated? Does it need new appliances? Figuring out what buyers are looking for and what turns them off is essential, even if it may seem superficial to you. Click here for 8 ways to give your home the ultimate upgrade to get some ideas! Does your home smell bad?
This one might sound kind of silly, but it can be a big deal. If you have pets, a history of mold, or a smoke odor in the home, you’ll need to get your home smelling fresh and new. You may need to remove carpeting and add a few fresh coats of paint as a start. Once your home has that “new car” smell, you can make sure to light a fragrant candle or even use an essential oil diffuser when there’s an open house or someone is touring your home.
Is your home being advertised properly?
If everything about your home seems to be up to snuff, it’s time to look at your real estate agent and the way they’ve been marketing your home. Marketing a home is so much more than just snapping a few photos on your phone and uploading them online. From staging to getting professional, high-res photos and getting your listing in all of the right places, there’s a lot to take into consideration. Is your home priced right?
If your home is in perfect condition and is being marketed in all of the best ways but you’re still not able to sell, none of this will matter if it’s not priced right! Pricing your home too high or too low and hoping to cause a bidding war can hinder your success in selling a home. Working with a real estate agent who knows your market well should be able to price your home just right.
Is your home available often enough for people to tour?
Especially if you’re living in your home while you’re trying to sell it, making sure that you remain flexible as possible when your home is on the market is super important. Yes, it can be inconvenient for awhile, but if people aren’t able to tour your home in a timely manner, they’ll most likely lose interest and move onto the next listing. It’ll all be worth it once you receive an offer!
